Salary: Competitive – Paid Weekly + BenefitsA long-established Irish main contractor is looking to appoint a Senior Quantity Surveyor to lead the commercial function on key projects across Ireland. This is a senior-level role for an experienced QS capable of managing complex project portfolios while ensuring full compliance with commercial, contractual, and regulatory obligations.Key ResponsibilitiesCommercial Management and ComplianceEnsure adherence to company Quality Management Systems (ISO 9001), Environmental & Safety Management Systems (ISO 14001, OHSAS 18001).Prepare interim and final accounts in accordance with contract requirements.Reconcile contract documents versus tender documentation.Maintain and update project variation folders and logs.Monitor and manage variation notifications and costs.Prepare and issue subcontractor and supplier enquiry packages.Analyse and negotiate subcontractor and supplier quotes for compliance and value.Formal appointment of subcontractors, including all contractual documentation.Prepare and issue eRCT forms and ensure subcontractor insurances are approved pre-commencement.Project Support and ReportingAttend site visits and project meetings regularly.Provide cost input to contractor reports and internal project trackers.Produce internal cost reports and monitor project commercial plans.Support tendering activities by assisting with BoQ preparation and pricing where required.Ensure correct filing of project records and adherence to the filing matrix.Maintain awareness of scope within subcontractor packages for internal coordination.Track and manage project retentions after completion.Liaison and Internal CoordinationLiaise closely with Contracts Manager, Managing QS, and the wider project team.Support purchasing functions through procurement schedules and requisition reviews.Advise estimating team on competitive subcontractors and suppliers as needed.Coordinate with accounts department on valuations, PQS recommendations, and certificates for cash flow tracking.Generate subcontractor/supplier liability reports for issue to company accountants.Candidate RequirementsDegree-qualified in Quantity Surveying or Commercial ManagementMinimum 10 years’ experience in a senior QS role on large-scale construction projectsAbility to manage commercial operations across multiple, high-headcount sitesSkilled in subcontractor negotiation and final account settlementStrong organisational, reporting, and communication skills (written and verbal)Highly proficient in IT systems relevant to quantity surveyingPractical knowledge of construction contracts and site processesStrong commercial judgement and negotiation skillsBenefitsCompetitive salary paid weeklyCompany laptop and phoneCareer progression opportunitiesSupport and mentoring toward professional qualificationsContinuous professional development (CPD) trainingLife insurance (Death in Service benefit)Lifestyle supports: Bike to Work Scheme, gym membershipEmployee Assistance ProgrammeLoyalty reward scheme (additional leave based on service)Referral reward schemeSocial club participation
