It’s worth noting that many of the clients either own the majority of, or have a substantial stake in, the properties. The Residential Property Managers take charge of the tenancy once new tenants, sourced by the Lettings Team, move into the property.Key Responsibilities:
- Managing specific portfolios of varying sizes for large-scale PRS investor landlords.
- Providing tenancy management functions as part of a team, ensuring smooth operations.
- Liaising with clients to address queries, provide updates, and deliver regular portfolio reports.
- Handling daily tenant inquiries and requests with prompt and effective communication.
- Tracking rental payments and promptly addressing any arrears while maintaining financial records.
- Addressing maintenance issues promptly and efficiently for tenant satisfaction.
- Coordinating with and overseeing maintenance contractors, obtaining competitive quotes for necessary works.
- Facilitating tenant move-outs and managing utility transfers effectively.
- Preparing properties for re-letting in coordination with the Lettings Team.
- Ensuring all tenancy paperwork is organized and filed correctly for easy reference.
- Working towards achieving optimal outcomes for clients concerning new lettings, occupancy levels, and lease renewals.
- Must hold a relevant PSRA C license.
- Enthusiastic and motivated individual sought.
- Minimum of 2 years of direct residential tenancy management experience required.
- Knowledge of landlord and tenant legislation, RTB regulations, and statutory property obligations is essential.
- Strong communication and negotiation skills are a must.
- Fluency in both written and oral English is required.
- Proficiency in the standard Microsoft Office suite, particularly MS Word and Excel, is necessary.
- Demonstrated confidence in interacting with clients/tenants in person and over the phone.
- Ability to cultivate long-term relationships with landlords and tenants.
- Willingness to work diligently with the ability to take initiative and attention to detail is crucial.
