Package: Pension, Bonus, MileageA private, long-established investment and asset management company is hiring a Commercial Property Manager / Asset Manager to oversee a growing portfolio of retail, office, and industrial properties across Ireland. Based in South Dublin, this is an excellent opportunity for a proactive commercial property professional to gain client-side experience, manage a diverse portfolio, and work closely with leadership on long-term asset strategy and tenant engagement.
- Property & Facilities Oversight: Manage the day-to-day operations of a national commercial portfolio, including regular site inspections, contractor coordination, and on-site staff support.
- Tenant & Lease Management: Handle tenant relationships across multiple asset classes. Address tenant queries, ensure lease obligations are met, and manage smooth property handovers, lease renewals, rent reviews, and critical date tracking.
- Service Charge & Budget Control: Prepare and manage annual service charge budgets and reconciliations. Monitor arrears and ensure effective financial oversight across the portfolio.
- Maintenance & Capex Works: Coordinate property repairs and refurbishments, implement planned preventative maintenance (PPM), and oversee property upgrade projects to meet quality and budget targets.
- Compliance & Health & Safety: Ensure all assets comply with statutory obligations, health and safety requirements, and risk mitigation measures. Manage contractor performance and procurement processes to align with company standards.
- Asset & Investment Strategy Support: Contribute to asset-level strategy including tenant mix, leasing plans, and repositioning opportunities. Liaise with estate agents on lettings, re-gears, and rent reviews to maximise value.
- Reporting & Data Management: Provide regular reports on asset performance, site activity, capex, and tenant issues. Support the asset management function with up-to-date and actionable insights.
