Project Quantity Surveyor – Dublin & KildareOur client has established a reputation for excellence as a leading private residential developer, delivering high-quality housing and apartment schemes across the Greater Dublin Area and the Kildare corridor. With a significant and secured 5-year pipeline of new developments, we are seeking an experienced Quantity Surveyor to join their commercial team.This is a strategic opportunity to move to the "Developer Side" of the industry. You will join a lean, agile organization that values technical expertise and offers a high degree of autonomy on-site, with a direct line of communication to the senior leadership team.The RoleAs Project Quantity Surveyor, you will take full commercial ownership of residential projects from initial set-up through to successful handover and final account. This is a site-focused role where you will act as the technical and commercial lead to ensure delivery aligns with project budgets, quality standards, and B(CAR) requirements.Key ResponsibilitiesCommercial Ownership: Lead projects from mobilization through to completion, managing the full commercial lifecycle.Procurement & Tendering: Establish cost-control criteria and manage the tendering process for subcontractors and material suppliers.Site Management: Conduct on-site interim valuations and variations directly with subcontractors, ensuring technical and commercial accuracy.Risk & Strategy: Identify commercial risks and drive Value Engineering initiatives to optimize project margins.Stakeholder Liaison: Partner with Site Managers and Bank Monitoring Surveyors to manage project funding, cash flow, and compliance.Documentation: Maintain structured project controls, cost-value reporting, and meticulous records of key commercial decisions.RequirementsEducation: Degree qualified in Quantity Surveying or Civil Engineering.
