Job DescriptionAssistant Property Manager
Locations: Limerick, Clare, North Tipperary
Contract: 1-year fixed term
Reporting to: Property Manager(s)The Assistant Property Manager will provide professional property management and advisory services relating to the organisation's Estate portfolio and will support the Property Manager(s) in the effective delivery of property strategy.Responsibilities:
  • Support the management, optimisation, and strategic development of the regional Estate portfolio, including space utilisation, acquisitions, disposals, and PPP arrangements.
  • Coordinate property transactions and technical assessments, ensuring compliance with Property Protocols, planning, building, and statutory requirements.
  • Prepare and manage submissions, valuations, leases, contracts, conveyancing documentation, and registrations to completion within agreed timelines.
  • Liaise effectively with internal teams, consultants, solicitors, local authorities, agents, and external stakeholders, ensuring appropriate briefing and oversight.
  • Maintain accurate property records, insurance information, management reports, and the national property database for the Mid-West portfolio.
  • Manage assigned staff, contribute to sustainability initiatives, support organisational objectives, and undertake additional duties as required.
Skills, Competencies & Knowledge
  • Strong all-round knowledge of property management, property markets, and public-sector frameworks.
  • Technical capability to engage effectively with specialists, consultants, and professional advisors.
  • Proven valuation, negotiation, and commercial awareness skills.
  • In-depth understanding of public sector property procurement, leases, landlord and tenant legislation, and regulatory compliance.
  • Solid knowledge of planning policy, zoning, development plans, and building regulations.
  • Excellent organisational, planning, and deadline-management capability.
  • Demonstrated leadership, teamworking, and stakeholder engagement skills.
  • Clear, confident communicator with strong presentation and facilitation abilities.
  • Solution-focused decision-maker with a strong commitment to delivering a high-quality public service.
Qualifications & ExperienceOne of the following:
  • QQI Level 8 (or higher) qualification in:
  • Property Studies
  • Property Valuation & Management
  • Property Economics
OR * Full professional membership of:
  • Society of Chartered Surveyors in Ireland (SCSI)
  • Royal Institution of Chartered Surveyors (RICS)
OR * An equivalent qualification.
  • Minimum 5 years' relevant post-qualification experience in:
  • Commercial agency
  • Property valuation
  • Property transactions
  • Property management
  • Experience managing medium to large property portfolios.
  • Experience in property acquisition and disposal.
  • Knowledge of associated legal and statutory obligations.
  • Experience in financial planning, budgeting, and lease management.
  • Demonstrated suitability and management ability appropriate to the role.
Professional Membership NoteApplicants should be fully chartered members (e.g. Commercial Agency Surveyor, Property & Facilities Management Surveyor, or Valuation Surveyor) of SCSI and/or RICS.
