As a family business, we value teamwork, attention to detail, pride in our property, and a hands-on management approach.Position SummaryThe Maintenance Manager is responsible for the overall upkeep, safety, functionality, and appearance of the hotel’s facilities. This role ensures all guest rooms, public areas, back-of-house spaces, and external grounds meet 4-star quality standards at all times.The successful candidate will take a proactive, preventative approach to maintenance while leading a small team and working closely with housekeeping and management.Key Responsibilities1. Property & Facilities Management
- Oversee maintenance of guest rooms, public areas, restaurant/bar areas, spa/leisure facilities and exterior grounds.
- Ensure all plant and equipment operate efficiently (HVAC, boilers, lifts, plumbing, electrical systems).
- Maintain 4-star presentation standards throughout the property.
- Conduct daily walk-through inspections of the premises.
- Develop and implement a preventative maintenance schedule.
- Ensure routine servicing of all mechanical, electrical, and safety systems.
- Minimise downtime through proactive planning and timely repairs.
- Ensure full compliance with local health & safety regulations and fire safety legislation.
- Maintain accurate maintenance logs, safety records, and inspection reports.
- Liaise with external contractors and regulatory inspectors as required.
- Ensure safe working practices within the department.
- Supervise and support maintenance staff.
- Coordinate daily tasks and emergency repairs.
- Provide training and promote a culture of accountability and pride in workmanship.
- Manage maintenance budgets and control expenditure.
- Source competitive quotes from suppliers and contractors.
- Monitor energy usage and implement cost-saving initiatives.
- Respond promptly and professionally to guest maintenance requests.
- Work closely with Front Office and Housekeeping to ensure rooms are guest-ready at all times.
- Minimise disruption to guests during repairs or improvement works.
- Proven experience in hotel or hospitality maintenance
- Strong knowledge of plumbing, electrical systems, HVAC, and general building maintenance.
- Good understanding of health & safety regulations.
- Hands-on, practical problem-solving skills.
- Strong organisational and communication skills.
- Relevant technical qualification (electrical, mechanical, facilities management).
- Experience in a 4-star or boutique hotel environment.
- Previous supervisory or management experience.
